The owners of this project wanted a home that was energy efficient, traditional looking with modern features. During the preconstruction phase, the owners had the opportunity to request their must-have items, which included a basement with tall ceilings and large windows; open concept main floor that comprised the living room, kitchen and dinette; and a fully outfitted backyard.
Our owners really enjoy entertaining and having a fully finished basement was important for them when hosting their friends and family. The basement included a custom bar with double beverage coolers and a dishwasher, a four-foot linear fireplace with custom made live edge walnut surround and a ten foot in ceiling drop down projection screen with Atmos surround sound. To take full advantage of the size of the basement and to add functionality, the basement also includes an exercise room, a full bathroom with glass shower, a locker room with custom cabinetry and a guest bedroom. To meet the request of our homeowners, the basement was outfitted with four-foot-tall basement windows with room for 6-inch crown mounding above, which we were able to achieve by taking advantage of the grade changes of the lot.
Aligning with the requests of the owners, the main floor was open concept and connected the living room, kitchen and dinette. We used coffered ceiling details in the living room to create a sense of separation while still leaving the space open to the kitchen and custom-made dinette. To accommodate the owners’ children’s and guests’ big appetites, a chefs kitchen was outfitted with a 6 burner cook top, double ovens, a 42 inch commercial fridge, a built in microwave and espresso maker, and a under counter beverage cooler. The focial point of the kitchen is the huge ten-foot island with seating for 5 adults to accommodate the owners’ busy lifestyles and have the family eat together without having to sit down in the formal dining area.
The formal dining room also had coffered ceiling details to harmonize with the living room, along with raised panel wainscot wall details and center-mounted chandelier. For an added touch, a built-in wall sound system was added as a special feature. Leading from the garage entry, we built wall-to-wall custom cubbies with a center cabinet and granite counter for keys and other daily items. Off the main entry way is a private office with floor to ceiling built in shelving and detailed with the same custom coffered ceiling.
The owners of the home have a big family, and the design of the upstairs was integral to the function of all family members. The upper floor includes 4 bedrooms, 3 full bathrooms, a laundry room and a full media room. All upstairs bathrooms include tiled tub and shower surrounds, quartz counter tops and in floor heat.
Throughout the house we used insulated concrete foundation forms, R10 under slab insulation in the basement, triple pane, vinyl windows, R22 roxul insulation with r5 continuous exterior insulation, Roxul soundproofing and spray foamed floor system cavities.
Another important item for the owners was fresh indoor air and very high occupant comfort temperatures in each room so we opted for high efficiency furnace, air condoning and a ventilation package.
The owners wanted their backyard to be an extension of their home and to add more square footage for entertaining. The fully landscaped backyard includes a fenced pool area with a cabana, a garden and a full irrigation system. The exterior included a blend of stone, brick and Hardie siding. Complimentary details included the use of a timber framed entry with clear cedar soffit and timber framed rear patio with clear cedar soffit, built in BBQ, fireplace and outdoor TV with surround sound.
